Southern Peripheral Road (SPR), also known as New Gurgaon, is attracting developers and investors and has become a beehive of activity. Availability of land parcels for residential and commercial development is one of the main factors driving development in this location.
Other significant factors are the proximity to the IGI Airport, and the forthcoming educational, hospitality and infrastructural developments in the area.
SPR enjoys a niche and premium positioning in the consumers mind and it is expected to register a capital appreciation of around 25-30% in the near future, depending on individual projects and locations. After a boom in the residential development here, the area is set to emerge as the next axis of residential, industrial and commercial development.
SPR is a 150-metre-wide road, which will connect Golf Course Extension Road with NH-8, with a proposed Metro connectivity in the pipeline. It is expected to decongest central Gurgaon and boost connectivity with Delhi.
It is also close to the established residential, retail and commercial developments on Sohna Road. Rapid connectivity to the rest of the

Why To Invest On SPR
Southern Peripheral Road offers excellent connectivity to Delhi and its adjoining areas. SPR is well connected to Golf Course Road as well as NH-8 and Mehrauli Road. Besides, the existing Gurgaon-Faridabad Road is also directly linked to SPR. SPR has been declared as a national highway, which means that this stretch is going to be maintained by the NHAI (National Highways Authority of India) and will be a six-lane expressway. In addition, Metro connectivity is planned along Southern Peripheral Road in Phase II.

Under the new Gurgaon-Manesar Master Plan, 2031, the availability of land for development and avenues for new growth corridors has opened up.
The major infrastructural projects unveiled in the master plan were the Southern Peripheral Road (SPR) and the Northern Peripheral Road (NPR). The focus of the master plan is on the development of new sectors, which are collectively labelled as New Gurgaon today.
