Sector 89 on the main Pataudi Road, near Hero Honda Chowk, is one of the most promising sectors for real estate development in Gurgaon

Sector 89 and its surrounding areas in Gurgaon have lots of options for integrated mixed-land-use development. They have drawn the attention of all the realty stakeholders with the improvement of infrastructure in the area and with a promise of worldclass facilities for residential and commercial set-ups.
Why Sector 89
In terms of connectivity, this area is next to the forthcoming Metro station and has an easy access from NH-8. Increased connectivity has led the way to a rise in the capital values of ongoing and upcoming residential and commercial projects in the locality.
IMT Manesar, the Kundli-Manesar-Palwal (KMP) Expressway and the Dwarka-Gurgaon Expressway are close to this sector, which will make the area all the more attractive for end users and investors.
All these factors have led to price escalation of residential projects in the last few months. The price range of residential units in Sector 89 is between Rs 3,500 per sq ft and Rs 5,000 per sq ft, depending on the location and facilities provided by developers.
Real estate scene
According to a report, there has been an average increase of 21% in the capital values of highrise apartments in the first quarter of this year (Jan-March). With a handsome appreciation in rates and rise in demand, the area is set to become one of the most prominent sectors in Gurgaon in the near future.
Developers and promoters like Orris Infrastructure, 3C, Tulip Infratech, NBCC, Ninaniya Estates Limited, etc, are coming up with residential and commercial projects in the locality, looking at the growth potential of real estate development in the area.
Some have already launched their projects and are preparing to complete them.
Launched projects
The NBCC has launched group-housing residential apartments, NBCC Heights. The project is a multistoreyed residential complex consisting of 10 blocks with basements, stilt plus 12 storeys, a shopping complex, EWS (economically weaker section) homes, a community centre with swimming pool, etc.
Ninaniya Estates Limited (NEL) has come up with Prism Portico, a residential project in Sector 89, Gurgaon. The group plans to raise institutions for education and healthcare centers in Prism Portico.
Tulip Infratech Pvt Ltd has Tulip Ace in this sector, which offers 3-, 4- and 5BHK apartments ranging from 2,200 sq ft to 4,031 sq ft. The group’s has another project, Tulip Petals, in Sector 89.
The Orris Group, along with 3C Company, has recently launched Greenopolis in Sector 89. Spread over 47acres, this integrated group-housing project claims to be first self-sustainable development of this region. It is in close proximity to the Dwarka Expressway, the KMP Expressway and to the NH-8. The project will have 2,317 units in the 2-, 3-, and 4BHK format with the basic selling price pegged at Rs 5,250 per sq ft.
The first phase of the project is likely to be completed by 2015. The developers says that the project is based on green-living concept and will offer a host of ‘green’ benefits like maximum natural daylight to cut down electricity bills, reflective glass to control glare and solar heat resulting in reduced airconditioning load, a host of water-conservation techniques, heat reduction through insulated roofs and external solar lighting in landscaped areas for optimum use of energy. “Greenopolis, which has been registered with the Indian Green Building Council (IGBC), will not just be a green building but also reflect an integrated and sustainable green-township development, with a focus upon fostering the social connections among residents.
“The projects will provide residents a sense of community life and will be surrounded by parks, play areas, plazas, shopping and entertainment hubs. The basic architectural layout plan of Greenopolis has been designed by Design & Development, with a plan to reconnect residents with nature. The project will be equipped with a range of energy-conservation facilities to ensure the conservation of natural resources,” the developers say.
Vijay Gupta, the chairman and managing director of Orris Infrastructure, says: “We have embedded the green culture – from achieving design, structural and material efficiencies to equipping our buildings with water-energy-saving mechanisms. The Orris team is consciously committed to eliminate carbon footprint using all and every processes available. Our soon-tobe-completed commercial project is a LEEDS-certified green development in Gurgaon.”
“For over a decade, we have been investing in Gurgaon to achieve mixed-use-clustered development; already, we have 700 acres of mixed-use-green development in New Gurgaon. We are partnering with 3C Company to develop this 47-acre group-housing and introduce a new energy efficient housing trend in Gurgaon as part of our plan for the 700-acre development. We are confident that a green-focused organization like the 3C Company will bring a lot of value for this premium project,” Gupta says.
