Kalyan – An Investment Destination With Double Benefits

Life in Kalyan has already proven to be a good area for an industrial set-up, but it is also serene and peaceful like a small town without the hustle-bustle of the city. It offers homes with all amenities along with an affordable price range. This is where you get the best of both worlds. Subhankar Mitra, Head – Strategic Consulting (West), Jones Lang LaSalle India says, “Kalyan is cosmopolitan in nature and attracts many migrants for settlement owing to the fact that housing there is relatively cost-effective when compared to other areas in Mumbai. After Thane, the Kalyan-Dombivli region is becoming the next destination for home buyers working in Mumbai but preferring to live in the suburbs, largely because of the multiple amenities at affordable rates.”
Nirmal Lifestyle is coming up with a township called Kalyan Lifestyle City which was introduced two years ago. Dharmesh Jain, Chairman and MD, Nirmal Lifestyle, says, “We think Kalyan and Dombivli are going to be the next big locations in the city. And that is the reason why we are developing a township here. It is long-term planning for the affordable housing sector to make way in the city. The houses in our project will be in the range of Rs 10-50 lakh with all the amenities one can find in a good housing society in Mumbai. We are not compromising on any amenity and thus it becomes a wonderful offering from our side to the buyers.”
Kalyan has always been known as an important railway junction to travel in and around the city. And more is being done to improve its connectivity with other places. Mitra says, “Kalyan is a very important railway station for suburban travel as well as for long distance trains. The suburban line splits into two from here, one heads south east towards Karjat and other towards Karjat continuing to Khopoli, Lonavala, Mahabaleshwar and Pune.”
Being a junction, Kalyan has very good connectivity. There is also a proposed plan of a central-harbour and central-western line which will connect Kalyan to all the major parts of the city. Also with the monorail coming in the city, Kalyan hasn’t been left far behind. There are two monorail stretches here which are proposed to be completed in the near future. One of them is the 26 km long line linking Kalyan-Ulhasnagar-Dombivli and the other is Kalyan to Mahape, which is 30 km long.
It is essential for an area to have good educational as well as medical facilities if it wishes to grow as a residential area. And Kalyan hasn’t compromised on this aspect. It has many reputed educational institutions and also high-class medical institutions including Fortis Hospital. Kalyan resident Kalpana Sathe, who lives in Rambaug, comments, “The educational and medical facilities are good in the area. There are about five schools including Holy Cross Convent School, St. Thomas High School and Lourdes High School and three colleges in Rambaug itself. There are four good hospitals including the Kalyan Hosiptal in the vicinity.”
Affordability and connectivity are the two important considerations while selecting a location to buy a home and Kalyan has both. Kalyan is a junction point so the connectivity is strong both for long distance as well as local trains. It is just at an hour’s distance from CST in a fast train. Secondly, it is also more affordable in comparison to its neighbour like Thane, which is just 20 minutes away. We have been developing projects in Kalyan from the 1990s. The place has urbanised and people have become accepting of the change. New towers are coming up with the best of amenities. Kalyan is emerging as a promising extension to the main city.
Datwani points out that in the last two years, Kalyan has seen a 60% appreciation in the property values. The current rates hover in the range of Rs 4,000 to Rs 5,500 depending on how far the project is located from the station. Kalyan is also ideal to develop township projects. Datwani adds, “Lok Surabhi, which is a part of our township project, offers a holistic environment to the buyer with temple, school, convenience shopping, and playground all built in. Townships are more secure and hence people prefer to live there as it offers a comfortable living experience.”
With regions like Khadakpada and Rambaug, Kalyan (W) is where most of the development is taking place due to the availability of spare land. The area where we stay is one of the most developed areas in Kalyan. Our home is 10 minutes away from the station and the depot, and 15 minutes from the Metro mall. In the years we’ve lived here, Kalyan has come a long way. From chawls it has progressed to buildings and towers. Right now, there is a lot of developmental work going on with respect to residential facilities here. Khadakpada is where most of the residential projects are coming up. It is a bit far and that’s why the townships there will have their own bus services for the convenience of the residents.
