Kohinoor City-Kurla, Mumbai; Where Customer Comes First

Customer is king: Underscoring this ageold axiom was the 10-day customisation initiative undertaken by Kohinoor City recently whereby customers could select their choice of floor tiles for all rooms, kitchen and bathroom patterns. In addition, there was recommended architects’ choice so that homebuyers were aided in choosing a proper theme for their 2-3BHK apartments, Penthouses and Duplexes.
Kohinoor City, which is the first integrated township in the heart of Mumbai near Kurla-Vidyavihar, has been organising such initiatives since 2006 when it conducted it for its phase I of residential project. Now, it was conducting the drive for its phase II customers.
The customisation initiative has struck the right chord among its customers. Says Dr. Vikas Agashe, “The concept per se is quite appealing. It, in fact, gives us some controlled guided choice that helps us in our selection.” Avers his wife Dr. Uma Agashe, “The concept is really good and acts as a tool for choice.”
Similarly, Dr. P V Potdar concurs that it was a very customerfriendly idea. “Generally, when people move into a house, it’s only then that they decide after about six months to refurbish their interiors, here we will have interiors as per our choice before we shift into our new homes. Ideally, this concept should be followed by every developer. We zeroed in on a home in this project because we needed somebody reliable and trustworthy,” he said.
In addition, investors were upbeat about this unique initiative. “I found them to be transparent in their dealing. The mark-up is right and they are passing on the requisite benefits to the customers. Through this initiative, we are able to visualize our flat. It has certainly assisted and guided us,” said a civil engineer who has bought an apartment in Kohinoor City.
Speaking about the initiative, Atul Modak, Head, Kohinoor City Project, says: “It is the brainchild of our CMD, Mr. Unmesh Joshi. The group is into high-end education, hospitality and healthcare businesses, so a customer would find the service element in everything that we offer. Unlike other developers where all the flats look uniform, we have offered our customers to choose from whatever they want. Overall, the material used in the construction is high-quality. Give service to your customer and they would do the word-of-mouth publicity,” he says.
This 1.5 million square feet integrated township has all the amenities one can covet in a contemporary township. Kohinoor City rightly promotes the ‘walk- towork’ concept and comprises residential phases consisting of 2-3 BHK, Penthouses and Duplexes, Kohinoor Education Complex, Kohinoor Hospital – LEED Platinum rated, Kohinoor Elite – three-star business hotel, Commercial spaces, Kohinoor City Mall and Club house adds class to the project. With the bloom of institutes like Kohinoor International School (ICSE School), Kohinoor Business School, Kohinoor College of Paramedical Sciences, Gandhi Bal Mandir (Marathi Medium) and the upcoming state-ofthe-art auditorium, high quality education is available at the doorstep for residents of Kohinoor City. Kohinoor City Shopping Mall is spread over three lakh sq. ft. area, which offers its residents to indulge in retail therapy. Kohinoor City Commercial I and Commercial II comprises office spaces available for ready possession and underconstruction respectively. It has received a ‘Gold Rating’ under the LEED Green Building Rating System. American School of Bombay, Tesco, Trent, National Stock Exchange and Indian Institute of Banking & Finance has chosen Kohinoor City for setting up their offices. The other elite list of customers includes CCIL, Essel Group, Siyaram Group, BDO Haribhakti, National Realty, State Bank of Mysore, Lupin Pharmaceuticals Ltd and ALD Automotive, among others.
With so many benefits available, one cannot miss out on this opportunity, points out an investor. “Bandra-Kurla Complex is an upcoming area and according to my estimate, it will see a price appreciation of 50-70 per cent in the next three-four years. Apart from this project, BKC does not have many other residential properties,” he says.
According to Mr. Modak, this is the last phase of residential apartments, so it remains the last opportunity for homebuyers and investors alike.
