Gurgaon Real Estate Got New Luxury Investment Destination As ‘Raheja Aranya’

It is well established that land, being a static commodity, always appreciates in value as with population growth, demand is bound to outstrip supply. In contrast, buildings lose value owing to depreciation and maintenance costs. Plots have always proved better as investment options.

Raheja Developers recently launched Aranya, The Green City, in Sohna. Located on the Gurgaon-Sohna Road, this integrated township is 12km from the residential sectors of Gurgaon on the Gurgaon-Sohna Road and is only 4km from the KMP Expressway. “Quoting at Rs 28,575 per sq yard, the rate in this township is only a third of the rates prevailing on Golf Course Extension Road and other premier locations in Gurgaon,” Navin M Raheja, the chairman and managing director of Raheja Developers, says.
The plot sizes in Aranya are of varied sizes up to 822 sq yard. Apart from plots, this integrated city, of nearly 108 acres, with further expansion of over 200 acres, offers group-housing condominiums, penthouses, designer homes, and villas. The developer is also building social infrastructure like schools, hospitals, nursing homes, shopping arcades, etc, all interspersed with green bodies.
Aranya abuts the Aravali hills with thousands of acres of forest land. While it is just 12km from the residential sectors of Gurgaon, and 4km from the fast developing KMP Expressway, residents can reap the dual benefits of being close to Gurgaon and Delhi, while enjoying a pollution-free and congestion-free life here.
The USP of Aranya is obviously the location, easy connectivity and the proximity to IMT Sohna, a 1,700-acre industrial estate planned by the Haryana government. Land has already been acquired for this project. IMT Sohna, only 1km from Aranya, will be a destination for thousands of crores of investment in the near future, employing thousands of people.
“IMT Sohna will surely enhance the prospects of Aranya as a residential and retail destination for the thousands of people employed there. The value of investments would multiply at a tremendous pace once this industrial estate is up and running. Also, the Delhi-Mumbai dedicated freight corridor is located in close proximity to this place, and all these mega industrial estate and infrastructure corridors, along with the KMP corridor, would only add to the value of investments here,” says Raheja.
The clubhouse at Aranya offers some unique luxuries to residents. It will have a pool to pump sulphur waters of the famous Sohna Springs for reaping therapeutic benefits. The other features of the clubhouse are a spa, steam sauna, state-ofthe-art tennis and basketball courts, a gymnasium, jacuzzi, aerobic centres, etc.
The township will have a retail centre which the developers say will be a one-stop destination for weekend shopping and family entertainment. The designer homes and villas will have imported flooring, kitchen fixtures, sanitary ware and glass railings, natural wooden flooring, private lap pools, among others, according to the catalogue. The township will have open greens in addition to 12-metrewide periphery roads, as well as sector roads of 24 metres and 45 metres passing through the township. The delivery will be within three years and Aranya is almost booked since we launched it a few days ago.
