Gurgaon-Pataudi Road, New Choice For Affordable Housing

Located at the foothills of the Aravali hills, Gurgaon-Pataudi Road is set to emerge as another axis of industrial and commercial development. The availability of land parcels for residential and commercial development is one of the main factors driving development in this location.
Before Independence, Pataudi was a princely state, which was ruled by nawabs. With the rise in demand for housing, Pataudi (along Gurgaon-Pataudi Road) has today become a cluster of real estate development and industrial set-ups.
The Gurgaon-Jaipur Expressway (part of NH-8) has a significant impact on the developments on Gurgaon-Pataudi Road. Pataudi Road would be an ideal residential destination at sniffing distance. It is widely expected that the projects along Pataudi Road will have a capital appreciation of around 15-20%, depending on the projects and their locations.
This scenario is supported by the demographics of the city, where a large influx of well-paid professionals pour in every year, which translates into a strong demand for housing in peripheral areas.
Clearly, the walk-to-work concept is in. The demand also comes from people who want a second home, either for spending their weekends, or for renting out. The NRIs also account for a large portion of the demand. In several high-end complexes, corporate houses have bought apartments in bulk for the use of their senior executives. The biggest strength of Gurgaon-Pataudi Road comes from the massive employment opportunity available within a radius of 10-15km.
Connectivity
According to the new Gurgaon-Manesar Master Plan 2021-25, the availability of land for development has opened up huge possibilities, mainly in the new sectors along Gurgaon-Pataudi Road, which has a decent chance to emerge as a growth corridor in the near future.
A draft development plan for Pataudi is also being prepared. This includes the widening of Gurgaon-Pataudi Road to 135 metres, and the sectors roads to at least 60 metres.
The KMP Expressway was the driving force behind the rise of Gurgaon-Pataudi Road, as a potential destination for investment as well as a catalyst for projects like Special Economic Zones (SEZs) by Reliance and the Raheja Groups.
With the advent of these commercial projects, a number of projects in the residential segment have also been launched. Gurgaon-Dwarka Expressway is expected to emerge as a lifeline to Pataudi Road, as it provides a direct link to the IGI airport and will drastically reduce travel time between Delhi and Gurgaon. With traffic congestions mounting on NH-8 and the MG Road, Dwarka Expressway will become the preferred route to Gurgaon.
Real estate development
This developing has attracted major developers like Ramprastha, Orris, Rahejas, BPTP, SARE Group, Tulip, ILD Spire Greens, Adani Logistics, Sidhartha, DRS Logistic, Indo Arya, who are raising residential projects in all segments.
Ramprastha Group is developing an integrated township, Ramprastha City, on 450 acres in Sector 37D on the main Pataudi Road. The group has launched five projects in the township – Edge, Atrium, View, Skyz, and Rise – which will together deliver around 3,000 flats to cater to nearly 10,000 people. Apart from this, Ramprastha is planning to come up with another integrated township in Sectors 95, 92 and 93, on about 450 acres.
The View in Ramprastha City is over 7.5 acres and connected to the Metro station and the KMP expressway. The Atrium on 20 acres is set amidst green locales with all the lavish lifestyle amenities. The project will deliver 1,280 apartments ranging between 965 sq ft and 1,185 sq ft. Ramprastha SKYZ offers units in 3, 3 plus store and 3 plus servant quarter formats with amenities like an exclusive club, a swimming pool, tennis and squash courts, etc.
Nikhil Jain, the chief executive of Ramprastha Group, says: “Gurgaon-Pataudi Road is in the vicinity of three major highways – the recently completed Gurgaon Expressway (NH-8), the Kundli-Manesar-Palwal (KMP) Expressway that is under construction, and the proposed Dwarka Expressway. As a part of the 2021 Gurgaon-Manesar Master Plan, and with connectivity assured in the future, Gurgaon-Pataudi Road is the latest hub, still affordable, but expected to see appreciation in realty values in the near future.”
Orris Infrastructure has launched Orris Aster in Sector 85 along the Gurgaon-Pataudi Road. Aster Court is a modern group-housing project over 26 acres. The project offers 2-, 3-, and 4BHK units with all lifestyle amenities. Orris’s Carnation Residency is another modern grouphousing project over 26 acres, strategically located in Sector 85, New Gurgaon, and around 1km from NH-8.
Vijay Gupta, the chairman and managing director of Orris Infrastructures Ltd, says: “Gurgaon-Pataudi Road is coming up as a potential real estate hub because of its proximity to major transport links that have been completed, under construction or have been proposed. Our ongoing projects like Aster Court and Carnation Residency are some of largest group-housing developments in New Gurgaon that offer a charming blend of contemporary Indian living with the best of modern amenities.”
BPTP Group has launched a new residential project in Sector 37D, Gurgaon, in close proximity to the Dwarka Expressway. The project offers 2BHKs with lifestyle amenities like a shopping mall, swimming pools, a clubhouse, etc.
SARE Group’s SARE Green offers 2-, 3- and 4BHK apartments in Sector 92 on the main Gurgaon-Pataudi Road. It is over 50 acres and offers a host of amenities like an exclusive club with swimming pool, tennis courts and space for other indoor games.
Raheja Developer’s Navodaya in Sector 92-95 is over 17 acres and located adjacent to IMT Manesar. This project will provide housing to executives of IMT Manesar and other industrial areas in Gurgaon.
