Dwarka-Gurgaon Expressway, also known as the Northern Peripheral Expressway, will be a significant area for investment, as the real estate sector has vast potential for a robust growth in the coming years. Top realty players like Chintels India Ltd, Sobha Developers, BPTP, Puri Construction, ATS, Antriksh, Rahejas, MGF EMAAR, Bestech, Uppal Housing, Indiabulls, Brisk, Mahindra Earth Infrastructure, etc, have launched their projects here.
Also, with the rise in demand, the prices in Dwarka-Gurgaon Expressway have almost tripled – from Rs 2,250 per sq ft to Rs 6,250 per sq ft.
The 150-metre-wide and 18km-long Dwarka-Gurgaon Expressway is likely to be completed in the next two-three years. India Bulls bagged the contract for Rs 43.32 crore. The expressway will provide faster access to the airport and connect to the 100-metre-wide road proposed in the new master plan.
The proposed expressway will touch Delhi near Dwarka Phase II, where a new diplomatic enclave is being developed and connect the current Metro corridor running parallel to the road. Once the project is complete, the area will become one of the hottest real estate zones in New Gurgaon.
Dwarka and Palam Vihar will have a new link connecting Dwarka with Gurgaon by an eight-lane (150-metres-wide) expressway starting from Dwarka and connecting Palam Vihar and the planned SEZs in Gurgaon to join the NH-8. The new link is likely to offload traffic burden on the existing links – NH-8, MG road and Old Delhi road in Gurgaon.
The Chintels Group is building Chintels Metropolis over 400 acres of prime land in the new sectors of Gurgaon, namely Sectors 114, 106, 108 and 109. The land is now being developed into an exclusive 153-acre township with over 70 acres of group housing surrounding it. As a part of the first phase of Chintels Metropolis, Chintels recently launched Chintels Paradiso – a group-housing project over 12.3 acres in Sectors 106, 108 and 109 in New Gurgaon. These new residential sectors, bordering Dwarka Phase II, are being promoted as the next big real estate destinations. Chintels Paradiso will have 500 apartments with state-of-the-art infrastructure and amenities it.
Prashant Solomon, the joint managing director of Chintels India Limited, says: “Chintels Paradiso is a luxurious 1.1 million square foot highrise apartment complex in the heart of New Gurgaon. The development is only 1km from the new Northern Peripheral Road that is coming up there and will become the primary link between Jaipur, Gurgaon and Delhi.”
“Apart from Paradiso, Chintels Metropolis includes a 150-acre luxury integrated township, International City, several group housing projects, an IT park, commercial, retail and hospitality projects and a professional campus,” Prashant said.
Jagadish Nangineni, the regional head (NCR) of Sobha Developers, says: “We are developing International City, a part of Chintels Metropolis, on 153 acres in Sectors 106 and 109 of Gurgaon. This integrated township will have 850 villas (including 185 EWS units). The first phase will include around 200 villas. The project will come with world-class design and quality, and will be close to IGI airport and Dwarka.”
“The main advantage of this project is its location. It is on prime location of New Gurgaon, which makes this township one of the most sought-after destinations for the rapidly growing residential, commercial and retail sectors. This township will have facilities like shopping malls, commercial buildings, a distinctive club, schools, a dispensary, creches, etc, along with other essential institutions and services,” Nangineni said. Raheja Group has launched three projects, Raheja Atharva, Raheja Vedas, and Raheja Vedanta, on the Dwarka-Gurgaon Expressway. Some are already nearing completion. Antriksh Group has launched Antriksh Zeal in Sector 112, while India Bulls has come up with an exclusive luxury houses offering, Enigma, in Sector 110, Gurgaon. BPTP has launched a 200-acre integrated township, Amstoria Lutyens Park, in Sector 102, Gurgaon. Ansal Housing’s Ansals Estella is a group-housing project being developed in Sector 103, Gurgaon; the USP of this project is its excellent location, near the 150-metre-wide Dwarka Expressway.
Puri Constructions has launched Diplomatic Greens. A part of an 82-acre master plan of mixed development including a hotel, retail and commercial spaces, Diplomatic Greens is a 20-acre residential project. This gated property has impressive upscale apartments, which comprise only 15% of the ground coverage with up to 85% being green landscaped area. The project also has a 21,000 sq ft clubhouse and recreational hub. MGF EMAAR has come up with Gurgaon Greens in Sector 102 on the expressway in Gurgaon. “The project is spread over 13 acres with almost 8 acres dedicated for landscaped greens and parks. It offers 3BHKs with servant quarters of about 1,650 sq ft; there are just two apartments on each floor with two dedicated lifts,” a spokesperson of MGF EMAAR said.
Apart from Sobha, Chintels Group has a joint venture with ATS Group. After the success of ATS Village on Noida-Greater Noida Expressway, the ATS Group launched ATS Kocoon. “This is a group-housing project on 11 acres in Sector 109 and is being developed in collaboration with Chintels Group. It is a gated residential project designed by the renowned architect Hafeez Contractor. There will be 444 apartments, which will house more than two thousand families,” Getamber Anand, the CMD of ATS Group, said. Rakesh Yadav, the MD of Antriksh Group, says: “Keeping good returns and proximity to Delhi in mind, we have launched Antriksh Zeal in Sector 112. It will be a good thing if the authorities allow the developers to build the sector roads; we hope a proposal regarding this matter is approved by the authorities concerned.”
Earth Infrastructures Ltd has launched Earth Copia, a residential project in Sector112. The project offers 3- and 4BHK apartments. “Each apartment in Earth Copia is tastefully designed to create adequate living space for the whole family, as well as space for any individual pursuits; Copia has 70% of the project area under green cover,” Vikas Gupta, the joint-MD of Earth Infrastructure, said.
