Dwarka Expressway-An Ideal Destination for Real Estate Investment


Where to invest in Delhi NCR is a major concern for home seekers while making property buying decisions. To aid home buyers, Rakesh Kaul, CEO, Experion Developers Pvt Ltd took up questions related to the topic-‘Investment Prospects of Delhi NCR Market’ on Times Property Virtual Expo ‘Ask the Experts’ session. Kaul addressed real estate concerns from over 40 users.
For instance many queries were raised from NRIs that dealt with investment in the residential sector. When asked about the scope of areas beyond Gurgaon such as Dharuhera and Bhiwadi for NRI investments, Kaul said, “NRIs should limit investments to Gurgaon and not beyond. Gurgaon is an established market. As NRIs do not look for long-term investment, investing in Bhiwadi and beyond will take time to yield returns.”
Answering queries about investment options across Delhi NCR with an investment horizon of 3-5 years Kaul said, “Look at parking your money in sectors 108, 109, 111 and Sec 114 along the Dwarka Expressway to gain almost 50 per cent returns in the next 3-5 years.” He further added that this stretch, construction for which will be over in another 2 years, is at par in investment potential and will surpass Sohna Road in appreciation.
To buyers with a budget of Rs 30-40 lakh, he suggested Ghaziabad and Bhiwadi as good investment options in NCR, while to those buyers with a budget of Rs 40 lakh -1 crore he advised Dwarka Expressway as a potential investment destination.
Talking about Noida, Greater Noida and Noida Extension Kaul said that there are ample developments along the Noida Expressway by reputed developers to invest in. Sectors 137, 143, 50, 113 and 117 have undergone an appreciation of almost 20-35 per cent in the last one year. He also focused on the investment options that have been generated by the opening of the Yamuna Expressway. However, he cautioned the investors and buyers from taking any hasty decisions as any property will take at least 2 years to bear fruit along the new expressway. Thus property owners should stay invested and those looking to invest should have a time frame of at least 2-3 years.
“Market dynamics in Noida Extension is changing. The worst in the stock market and the ratings sheet for India is over. Life can only move upwards from here. Invest now and you will be glad about your decision in 2 years from now,” he added.
Comparing the real estate market in Delhi, Mumbai and Pune Kaul says, “There is no place like Delhi and NCR for capital investment. It offers the highest return on investments as compared to the other cities.” He further added that any locality which is linked to Delhi is bound to benefit from real estate appreciation, be it Ghaziabad, Gurgaon, Noida or Faridabad. Though Noida and Gurgaon are more popular investment destinations, few queries were also raised about the potential of Faridabad as an investment hub. “Faridabad is also a safe bet as it is connected to both Noida and Gurgaon alike. Moreover once the metro is established in this part of the city, one can expect better returns,” explained Kaul.
