A large number of Indians leave country in order to settle abroad every year and an equally high number of NRIs return to their homeland as well. This large base of NRI population, either settled abroad or contemplating about returning to India, need avenues to invest their huge earnings. Among the various investment options available in India, “real estate market in India” plays a key role as the rate of appreciation and periodical returns on investment are more in India.
Delhi NCR real estate market is one the most preferred locations among the cities targeted for real estate investment by the NRIs. I f we go with market sources then it has been observed that a lot of queries are received from the large NRI base for investment in Delhi NCR Property. If we go with queries about investment majority of the questions are concerned with NRI investments. The availability of multiple options to invest in Indian real estate market and ensured returns in a short period of time is driving the demand from the NRIs for property in India especially in Delhi NCR.
Apart from the most preferred localities such as Gurgaon real estate market, Noida and Greater Noida, localities such as Noida Extension, Bhiwadi real estate, Sohna Road, Projects on Dwarka Expressway, KMP Expressway, Gurgaon Faridabad Road etc. offer new avenues for investments.
Real Estate Prices of residential projects on the Dwarka Expressway are as high as Rs. 5000-7000 per sq. ft. for multi-storey residential apartments. However, it is still high on demand owing to the high rate of appreciation expected and thus this market attracts investments from NRI as well.
Also sectors along the Dwarka Expressway, construction for which will be over in another two years, such as 108, 109 and 111 are expected to offer almost 50 per cent returns in the next 3-5 years. Thus it is a lucrative option for real estate investment both NRIs as well as Indian Investors who do look for long term investments. Even in case of short term Real Estate Investment, Dwarka Expressway is a lucrative option.
As compared to other metro cities Delhi real estate market offers higher rates of returns. In the same way any area that is linked to Delhi is bound to benefit from real estate appreciation. There is no place like Delhi and NCR for capital investment, say experts. It offers the highest return on investments as compared to the other cities. Faridabad and Ghaziabad are also coming up as safe bets as real estate investment for NRIs. While the former is well connected to both Noida and Gurgaon, the later is affordable and offers connectivity to Noida. Moreover once the metro is established in Faridabad, one can expect better returns.
Along the Noida Expressway, ample developments have been made by reputed developers, which offers good options to invest in, for those who want to invest in Noida real estate market. Sectors of Noida like sector 137, 143, 50, 113 and 117 have undergone an appreciation of approx 20-35 percent in the last one year. For NRIs this stretch presents a vast opportunity for investment. Further a lot of investment options have been generated by the opening of the Yamuna Expressway.
Market dynamics in Indian Real Estate, especially in Delhi NCR Real Estate Market is changing. The worst in the stock market and the ratings sheet for India is over now and life can only move upwards from here. Real estate market in Delhi NCR will take at least 2 years to bear fruit and thus is ideal for those having an investment horizon of at least 2-3 years. Its the best time to make real estate investments thus invest in the present scenario and you will be glad about your real estate investment decision after 2 years from now.
