Bhiwadi Real Estate - A Jewel On NH-8

Bhiwadi has an established industrial set-up and with the rise in housing demand here, it is now being considered as the jewel in the crown of the National Highway 8.
The influx of MNCs and commercial real estate markets into Bhiwadi has driven the growth of residential property in the city. Keeping this in mind, developers like Ashiyana, BDI, Avalon, Genesis, Kajaria, MVL, Krish Vatika, Nimai Developers, Omaxe, Trehan Home Developers, etc, have come up with several housing projects here.
Scope for real estate
There are several towns on NH-8 that are registering frenetic residential and commercial activities like Bhiwadi, Manesar, Dharuhera, Neemrana, and Jaipur.
Among these, Bhiwadi is turning into a promising real estate destination at a rapid clip. The town has seen a resurgence on the real estate front, with modernized townships, residential complexes, IT hubs and corporate houses coming up at a feverish pace.
This development took off, especially after the promotion of the region as an industrial hub, with the Rajasthan State Industrial Development & Investment Corporation Limited (RIICO) aggressively pushing for rapid development and major investments into the town. Bhiwadi’s real estate is being propelled by multiple drivers, apart from a strong industrial, retail and hospitality development.
Reputed firms
Over the last couple of years, this quiet town has been slowly emerging as the next industrial hub surpassing other towns of the NCR. Spread over 10,000 acres, today it is home to numerous top-notch global industries including in the automobile, pharmaceutical, cable, electrical appliance, garment, beverage sectors.
The major industrial areas in Bhiwadi are Kahrani, Chopanki, Pathredi, Khushkhera and Sare Khurd. Honda Siel Cars India Ltd, Gillette, Bausch & Lomb, Relaxo, Lakhani, SICPA, Hi-Tech Gears, RICO Auto Industries Ltd, Hi-Tech Gears Ltd, Sri Ram Group, Kajaria Ceramics, International Tractor Ltd, Saint Gobain are some of the prominent industrial houses here. Saint Gobain has set up its largest glass-making unit in Asia. Apart from these, Armani Group, Paramount Cables Ltd, and Kei Cables are some other names that have been instrumental in transforming Bhiwadi into an industrial hub.
Bhiwadi is directly connected to the eightlane NH-8 and is only about 55 minutes from the India Gandhi International Airport. Another significant development in Bhiwadi will be the 1,483-km-long Delhi-Mumbai Industrial Corridor, which will pass through this town, connecting Delhi and Mumbai.
Promising growth
Bhiwadi is a typical Tier II city and promises value for money to the investors and the buyers alike. With innumerable options for the middle class, the newly constructed apartments here are generating a lot of buzz. Even Raj Kundra, the husband of filmstar Shilpa Shetty, has acquired land on Bhiwadi-Alwar State Highway 25. The town is adequately equipped to handle the humongous demand for affordable housing coming from the work force employed in the topnotch companies here.
The USPs of Bhiwadi are obviously the unlimited employment opportunities, a better standard of living, good connectivity, reasonable prices and a pleasant climate, which are attracting buyers from all categories here.
Ashiana Housing identified this place nearly a decade ago for residential projects. The initial success propelled its journey here and, today, Ashiana has launched and handed over seven group-housing projects, namely Greens, Bageecha, Gulmohar Park, Gardens, Villas, Rangoli and one senior-living housing society, Utsav. The latest group-housing project to be handed over is Aangan, on Bhiwadi-Alwar Expressway. Aangan is over 22 acres with option in 2-, 3- and 4BHKs. The project comes with over 82% area open; already, 750 families have moved into the complex.
Ankur Gupta, the joint managing director of Ashiana Housing, says: “Apart from the thriving MNCs, the recession-proof educational sector, hospitality sector and residential sector in Bhiwadi have contributed significantly to the growth of city’s realty.
“As anticipated, over 16 million homes are needed in the next 10 years to meet the requirements of the burgeoning middle class families in the NCR. The affordable-housing segment and the middle-income group hold the largest share of the demand pie and the flurry of developmental activities here is directed to meet this need.”
Sumit Berry, the director of Berry Developers and Infrastructure Pvt Ltd (BDI), says: “With improving infrastructure and being located on the highway, Bhiwadi is emerging as a place for people who cannot afford homes in Delhi or Gurgaon. Though it is 70km from Delhi, the road links are improving at such a pace that the ‘time distance’ has come down drastically and the ‘physical distance’ may be safely ignored.”
The big advantage of Bhiwadi and, for that matter, places on or near NH-8 is the ease of connectivity. The place is attracting industries and thus increasing the scope for real estate. Another plus point of Bhiwadi is its flawless watersupply system. When compared to Gurgaon, the prices are more reasonable in Bhiwadi. It offers better facilities at affordable prices, well within the reach of the middle-class people, when compared to Gurgaon, Noida, Faridabad, etc.
Developers like Nimai, Avalon, BDI, Genesis, Kajaria, MVL and Trehan are bringing in more realty projects into the town. Ashiana Housing has now come up with exclusive luxury apartments, Tree House Residencies, in Bhiwadi. Tree House Residencies offers 4BHK apartments over 3,255 sq ft and 5BHK apartments over 3,755 sq ft. Nimai Developers is also coming up with its premium project in Bhiwadi with the name of Nimai Greens.

Aangan Plaza offers business opportunity in retail space on the Alwar Expressway.
New townships
Bhiwadi Alwar Expressway is becoming the first choice of developers within the town. Besides Ashiana Aangan, the other builders like Kajaria, Avalon, Nimai Developers, Omaxe, BDI, and Trehan are coming up with group-housing projects on this expressway.

    Bhiwadi is one of the industrial hub of north India with around 2700 small, medium and large scale industries located in it. The demand of residential flats is directly associated with the development of industries in bhiwadi. The people working in bhiwadi prefer to settle in bhiwadi rather than commuting from Delhi and Gurgaon on daily basis. This has also improved the standard of living and the lifestyle in the city.
